We will lend against residential, commercial and industrial security on the eastern seaboard with populations over 10,000. It is a requirement that all short term loan products are used for business or investment use.

The Tassie Pub Deal


Client called two days before Christmas to advise that he did not have sufficient cash flow to purchase alcohole for his bottle shop and hotel over the Christmas period. Without the stock his reputation would suffer and he would ultimately be out of business. He had plenty of equity in the pub so a short term business loan was the perfect solution. Ausec Finance jumped in and settled a refinance of the existing first mortgage and put $250k into his bank for instant access. Client called in a panic to advice that she was purchasing a house and an adjoining car park. Her bank had treated it as a residential loan until the valuer advised the car park was zoned commercial. Her bank advised that they would need to rewrite the whole loan through their commercial section and they would require a commercial valuation. This would take weeks and the client needed to settle the next day. The borrower had $100k down as deposit and it was at risk. We provided the client with short term bridging finance and settlement on the same day!!! Client was delighted to save her deposit and a month later settled with her bank.

Client had a GST payment due but didn't have the cash flow to pay it. We were able to assist by refinancing his current first mortgage and lend against the equity in his house to make the payment. Client met the ATO request for funds, put the property on the market and paid the loan out in full.
